Who We Are
About Pent Properties
For the past 20 years, Pent Properties has focused our efforts on one market area, bringing in major retailers to serve the fast-growing and expansive territory known as “Northwest Fort Worth.”
The final two parcels of our 225-acre development project now await your visionary efforts to create an even higher level of service to these communities. Become a part of this exciting project with your own mixed-use, new urbanism, municipal, senior living, or other creative development efforts.
20 Years in the Making: What Makes These Properties Unique
Each weekday, more than 120,000 vehicles travel in and out of an easy-access, high-traffic location in the greater Dallas-Fort Worth metropolitan area, located around the diamond interchange of Northwest Loop 820 and S.H. 199 (Jacksboro Highway).
To date, Pent Properties has strategically developed these 225 acres for use by well-known companies such as Lowe’s, Starbucks, Walmart, Target, Best Western, and many others.
Our “Landmark Lakes” development is strategically positioned to capitalize on the high residential and business traffic counts from the Eagle Mountain Lake region and the cities of Lake Worth, Fort Worth, Azle, Springtown, and Boyd. In addition, the natural funneling effect of S.H. 199 (Jacksboro Highway) and Interstate Loop 820 produces a massive traffic flow through the area. These combined feeds have become a major traffic hub for Fort Worth, Lake Worth, Dallas, the Mid-Cities, and the DFW International Airport, which is just a 30-minute drive away.
Over the years, our careful planning has resulted in a booming economic environment for businesses that established themselves in this prime, low-unemployment location. In fact, many of these businesses have reported local sales results placing them in the top tiers of their respective national chains.
Proximity to other prime locations is another premier selling point for this major urban hub. Not only does this area serve its immediate residential, commercial, and municipal environment, but it’s also just 15 minutes from downtown Fort Worth, 30 minutes from DFW International Airport, and 15-20 minutes from two popular shopping malls.
Our two premium, mixed-use zoning parcels present a unique development opportunity that is perfect for visionary, upscale use. Examine our 40-acre parcel and our 30-acre parcel, both uncluttered and unbroken, and you’ll see why it’s easy for us to envision the right partner developing a new urbanism neighborhood, office parks, a convention center with hotel, and other creative uses, providing services and a lifestyle to fit the needs of new emerging markets.
There are few cities in the entire United States ripe for aggressive new development that can rival the stability, new natural gas wealth, and healthy economy of the greater Dallas-Fort Worth metropolitan area. Make one or both of our properties your next major development project for 2014, and become a part of our 20-year vision.
Through the years, the initial strategy we envisioned has been illustrated through the individual success of each business. One of the keys to our success is a desire to limit the number of small businesses of similar types within a development area to prevent saturating the market with too much competition. We want to see just enough competition to benefit the consumer, but not so much that businesses are unable to prosper. This “mix” is a critical element, and the results have been astounding in the past 20 years! Store closings or relocations have been essentially non-existent, and the success of each business speaks for itself.
